From monetary policy to housing finance and enforcement,

their decisions shape industry outcomes

LADERA RANCH, Calif. — Feb. 11, 2026 — The 2026 Real Estate Almanac has identified a group of powerful and influential leaders beyond the residential real estate industry whose positions, investments or elected office have immense influence on real estate brokerage and the broader environment in which real estate professionals operate across the United States.

This recognition appears within the Swanepoel Power 200, the first section of the Real Estate Almanac by T3 Sixty, which profiles the most powerful and influential leaders shaping the residential real estate brokerage industry. “Residential real estate is shaped by far more than what happens inside the industry itself,” said Jack Miller, president and CEO of T3 Sixty. “The individuals hold positions that can impact housing affordability, mortgage financing, consumer outcomes and the competitive landscape for real estate professionals. In many cases, that influence may be indirect — but it is no less significant.”

These influencers beyond the residential real estate industry reflect the expanding role of housing finance, monetary policy, federal oversight and enforcement, investment activity and the growing importance of climate and risk data in homeownership. Collectively, these leaders hold some of the highest offices in the country. While they are not directly involved in residential real estate brokerage, the laws they pass and decisions they make can significantly affect brokers, agents and the overall housing market. For example, during Donald Trump’s first presidency, the 2017 Tax Cuts and Jobs Act capped the state and local tax deduction at $10,000, directly affecting homeowners and real estate professionals in high-tax, high-price markets such as New York and California.

The 2026 influencers beyond the residential real estate industry are listed in alphabetical order:

  • Greg Abel, CEO, Berkshire Hathaway

  • Peter Akwaboah, acting CEO, Fannie Mae

  • Scott Bessent, secretary, U.S. Treasury

  • Pamela Bondi, attorney general, U.S. Department of Justice

  • Charles A. “Chuck” Davis, chairman and co-CEO, Stone Point Capital

  • Matthew Eby, founder and CEO, First Street Foundation

  • Andrew Ferguson, chair, U.S. Federal Trade Commission

  • Jerome Powell, chair, U.S. Federal Reserve

  • William J. Pulte, director, U.S. Federal Housing Finance Agency

  • Donald Trump, president, United States

  • Scott Turner, secretary, U.S. Department of Housing and Urban Development

About the Real Estate Almanac and the Swanepoel Power 200

The Swanepoel Power 200, created by Stefan Swanepoel in 2013, is the residential real estate industry’s only exhaustive ranking of the 200 most powerful and influential leaders shaping the future of residential real estate, along with additional categories highlighting influence across adjacent sectors, including Outside Influencers and Technology. It is the lead section of the annual 300-page Real Estate Almanac published by T3 Sixty. In 2020, the Real Estate Almanac became the most comprehensive compendium, analyzing the residential real estate industry’s leaders and executives, brokerages, corporations, technology providers, Realtor associations and MLSs into one annual definitive report. The Swanepoel Power 200 and categories evaluate leadership influence across brokerage, technology, organized real estate and adjacent services. Rankings are determined by the T3 Sixty leadership team using an equal-weighted evaluation framework that assesses recent achievements and projected impact, organizational scale and authority, peer influence and relative standing within each industry segment.
