At T3 Sixty, we spent over 1,100 hours collecting and analyzing data for the Mega 1000. Information was gathered using multiple sources, including:
- Survey submissions
- Public financial filings
- Public statements
- Company websites
- Industry sources
- MLS-based resources
- Personal outreach to the leaders of hundreds of organizations
Inclusion Rather Than Exclusion
A small number of large companies – e.g. Redfin, Weichert Realtors and Windermere Real Estate – and a few small brokerages declined to provide data for the MEGA 1000. At T3 Sixty, rankings that exclude companies, especially those of significant size, would be erroneous.
As such, we believe that inclusion is the only real solution. Therefore T3 Sixty has, contrary to other rankings in the residential real estate brokerage industry, decided to include all known brokerage companies, even when they declined to provide data. These entries have been marked with an asterisk (*) to indicate that the information was not provided by them and reflects our best estimates.
Comparative Market Analysis
Estimating a company’s size usually refers to its annual sales volume and transaction count. These are derived by using office and agent counts, information obtained from company websites and press releases, available MLS data, and comparable market data. Calculations are obviously not 100 percent accurate, but they provide reasonable assessments, and it is significantly better than leaving these companies off the rankings altogether.
A transaction side is counted as either the listing or the selling side of a transaction. If a brokerage sells its own listing, two transaction sides are counted. Outgoing referrals are counted by the receiving brokerage and not the sending brokerage.
T3 Sixty strives to deliver the most accurate, meaningful and complete data possible. We included every company that we are aware of and feel confident that no company at the highest levels of the MEGA 1000 was overlooked. Of course, as you move lower on the lists, we suspect that some companies were not included.
