Why was the Mega 1000 created?

The $1.4 trillion residential real estate brokerage industry remains fragmented and fiercely independent. Furthermore, it is becoming increasingly difficult to accurately determine which claims to size and rank are legitimate and which are exaggerated. This is partially driven by huge injections of capital into the residential real estate industry. As detailed in the 2018 Swanepoel Trends Report, Trend #1 “Follow the Money,” $1.625 billion was invested in 2017 alone. Furthermore, as detailed in Trend #5 “Brokerage M&A Momentum Broadens,” a number of companies are growing significantly larger.

Few would disagree that the industry is in need of a neutral and trusted source that would provide objective data and analysis. This would allow agents, brokerages, and franchises to make credible claims about their size, standing and ranking.

T3 Sixty is already the recognized leader in the analysis of annual trends and industry leaders: the Swanepoel Trends Report has been published every year for past 13 years, and the Swanepoel Power 200 has been published for the past 6 years. Now the company is committed to producing a new report, the Swanepoel Mega 1000, the annual analysis of brokerages, franchisors and real estate holding companies.

How was the list created?

Gathering and analyzing the data was a rigorous, multi-step process:

  1. It started by sending a request for information to approximately 2,500 of the largest brokerages, franchisors and holding companies in the U.S. There is no way to certify that all brokerages were included, but as the cut off was only at 1,000 we feel confident that the list is a strong representation of the top 1,000 brokerages.
  2. Over 9,000 datasets were received and analyzed. Again, there is no way we can certify the data is 100 percent accurate, but we ran T3 Sixty algorithms to identify outliers and tested data sets against industry parameters to identify discrepancies. We reviewed all real estate public company 10K statements, as well as any other financial statements that we were able to source.
  3. We then initiated hundreds of conference calls with executives of brokerages, franchisors and holding companies to verify and clarify data where we had questions. In certain cases, we even researched Realtor association, MLS or Department of Real Estate records to cross-check data.

All in we invested approximately 1,100 hours to gather, scrub, analyze and understand the data. We believe the result is the most comprehensive and accurate list ever published.
